- When her husband is hospitalized after a car accident, EMT Karen decides to rent out their spare rooms online. All goes well until Miranda moves in. - Emergency medical technician Karen Hexley is called to the scene of a major car accident to find that her husband, Andrew, was hit by a drunk driver. The driver perished in the crash and her blood alcohol level was above the legal limit. Miranda rides with Andrew to the hospital, where they learn that he will eventually recover from his injuries but he will need to rest for a long time.
At Karen and Andrews house, Karen is having coffee with her friend, who suggests that to make up for Andrews lost income, she offers their two extra bedrooms on Vacay N Stay, a website for travelers. Karen says they used all of the life insurance from her mom's passing for the down payment.
In a disheveled apartment, Miranda Breyers reads an article about the Hexleys car accident and says to herself, I've finally found you. A man named Ryan walks in and they have an argument which escalates. It is revealed she is an exotic dancer. He calls her a rude name and she kicks him, dropping him to the floor before she walks out.
At the hospital, Karen explains to Andrew how they have few options except to rent their rooms. Andrew eventually agrees, saying, OK, but if we get even one weirdo, they'll stop. Karen puts an ad up on Vacay N Stay and hopes for the best.
At the house, Andrews big brother, Tyler, is installing new door locks. Soon, two people have booked reservations at their house. One is Miranda, a hotel trainer from Portland who will be arriving shortly.
Miranda is in another apartment with her friend, who asks Miranda what she should tell Mirandas regular clients when they ask about her being gone. She says to tell them she's off with a rich person. She asks her friend to drive her to Ryans house, where Miranda pulls out a baseball bat and smashes up Ryans house.
Miranda appears at Karen's house to check-in. Karen gives her keys, shows her around, and offers her a coffee. When she's alone, Miranda hides a folder full of documents under the mattress in her room and smiles to herself.
In the kitchen, Miranda explains her job as a hospitality trainer. She sees a picture of Karen and Andrew together and they chat about his accident and how he's on leave from his job in pharmaceutical sales. They make plans to have dinner the next night at a restaurant. When Karen leaves for work, Miranda goes through kitchen drawers and locates a set of keys that she has duplicated. She sets up a hidden camera in the master bedroom and also looks through Karen's personal belongings, including photo albums. She steals a picture of a mom and daughter. She logs on to Karen's computer using Karens identity to turn down other people who have requested to stay at the house.
Karen is at work and comforting a young woman who has lost her mother to suicide. Karen says she has been through the same thing, when her mother, who had been battling cancer, killed herself.
Arriving home after her shift, Karen walks upstairs to her bedroom, not knowing that Miranda is watching her via the web camera in her bedroom.
The next day, Karen's car in the driveway won't start, and Miranda offers her a ride to work in her rental car. Miranda also offers to help bring some paperwork to Andrew at the hospital that he needs. While at the house, Miranda secretly attaches a GPS tracker to Miranda's car. That night, she goes to visit Andrew in the hospital to meet him and drop off the paperwork. She asks him about his brother, Tyler, and learns Andrew and Tyler have no other siblings. Andrew tells Miranda how much they miss Karen's mother, who died just six months ago. Tragedy has a way of bringing people closer together, he says.
Outside the hospital, a blonde woman named JoJo catches up to Miranda, calling her Cheyenne. They apparently danced together before and JoJo asks Miranda about the time she spent in jail for stealing shoes. JoJo tells her she's dancing at a place called the Kitty Kat Room and she can get Miranda a job there if she wants.
At home, Karen is curious as to why no one else has booked any Vacay time at her house, except for one man from Vancouver. Karen tells Miranda that she needs to reschedule their dinner. Miranda seems put out, and Karen, apparently feeling guilty, decides to invite Miranda to come along with them. Miranda also meets Tyler, Andrews brother, who is working on the car. They flirt.
At dinner in a restaurant, Miranda seems annoyed as Aubrey talks about her ex-boyfriend and how he pays for his ex-wife's expenses. When Karen steps away to use the restroom, Aubrey says that she and Karen are like sisters, because they were in a sorority together. Miranda does not agree, saying sharply that a bond with a real sister is nothing like the forced friendship of sorority sisters. She grips a sharp steak knife under the table, then excuses herself to go to the restroom. She talks to herself in the mirror, reminding herself to be nice. When the three women are at the table again, Miranda is acting nicely again. That night, Miranda watches via the webcam as Karen climbs into bed.
The next day, Miranda tells Karen she would like to stay another week as her work has asked her to extend her time. Karen has no other bookings so she says yes, though she seems a little concerned. She also invites Karen to go shopping and spend some time together. Just then, Evander, the renter from Vancouver, knocks on the door and Karen shows him in. He is an older gentleman.
That night, Miranda takes a job at the Kitty Kat Club. Karen visits Andrew at the hospital, helping him recover, and tells him she would rather not have Miranda there but she's OK. That night, Evander and Karen are having chips and salsa in the kitchen when Miranda walks in. Miranda suggests watching a movie together but Karen says she wants to go to bed. She has a long conversation on the phone with Andrew while Miranda lurks outside her closed door. Evander notices this but says nothing. When Miranda hears that Andrew will be back soon, she becomes agitated.
The next day, Evander leaves for some sightseeing and, alone in the house, Miranda goes into the den, one of the rooms the lodgers are not supposed to be in. She logs in under Karen's name and rejects more Vacay applicants. Evander returns suddenly, having forgotten his telephoto camera lens, and catches her in the den. Miranda explains that Karen gave her permission. Evander seems doubtful. Nonetheless, he agrees when she asks to go along on the sightseeing venture.
While they're visiting the deserted Arboretum, Miranda sneaks up behind Evander and hits him hard with a rock. She covers him with foliage and leaves, taking his belongings with her. Using Evanders phone, she leaves a negative review about Karen's lodgings, then removes all of Evander's belongings from his room, as if he had checked out. She throws everything of his in a dumpster.
That night, Karen is confused about why Evander why checked out early and why he left a negative review about her. Miranda tells Karen he was weird and not to worry about it. She says shell put a glowing review on herself. Over wine, Karen and Miranda talk about their families. Karen's father was a marine and gone a lot. Miranda was adopted and spent time moving around foster families. When she located her birth parents, neither would meet with her. Miranda tells Karen that what she really missed was having siblings. Karen says that's why she appreciates her friend Aubrey so much, because she's like a sister.
A while later, Andrew returns home, walking carefully as he is still bruised and recovering. Karen still doesn't know why she doesn't have any more bookings on Vacay. Tyler is over and cooks dinner for everyone, inviting Miranda to join them. Andrew and Karen make it an early night, but Tyler and Miranda stay up for dessert.
In the master bedroom, Karen tells Andrew that Miranda seems too interested in Tyler, and she's still upset about Evanders sudden departure.
JoJo and Miranda are at the dance club and Miranda tells her how much she likes Tyler. Jo-Jo invites Miranda to move in with her, but Miranda says she wants to stay with Karen and Andrew.
The next day, Karen breaks a lunch date with Miranda to help Aubrey with a boyfriend crisis. Karen tells Aubrey that Miranda seems desperate for a friend and Karen is getting a little tired. She mentions that Mirandas Facebook profile is private so she cant see who her other friends are. Later, Aubrey secretly follows Miranda as she drives to work at the Kitty Kat Room. Aubrey goes inside the club and takes a picture of Miranda and tells Miranda she's going to tell Karen that Miranda lied about working at a hotel. Miranda, angered, shoves Aubrey. The bouncer steps in between and Aubrey leaves. Miranda tries to call Karen but only gets her voicemail.
At work, Karen receives the photo Aubrey took of Miranda in the strip club. She comes home and confronts Miranda, who says she wants to explain things. Karen and Andrew tell Miranda that things have gotten weird and she needs to move out. Miranda goes to her room, removes the documents she had hidden when she first moved in and shows them a birth certificate that apparently proves Miranda and Karen are sisters. According to Miranda, when Karen was a baby and her father was deployed, her mother had an affair with another man and became pregnant by him. When Karen's father found out, he insisted that Miranda go to live with her biological father and never have any contact with them. When she grew up, Miranda went to find her biological mother, but it was too late, as her and Karens mother had just died.
Andrew asks her why she came to them pretending to be a stranger to rent a room, Miranda said that she was scared and wanted to meet Karen before she could decide if it was a good idea to tell her the truth. She bursts into tears and Karen leaves the room. Andrew tells Miranda to give Karen some time.
Miranda eavesdrops as Andrew and Karen talk about how odd and confusing this news is. The next day, Miranda gives Karen a necklace with half a heart she wears the other half. She apologizes for lying and hopes they can be close. She asks about how their mom died. Karen explains that her mother had been diagnosed with stomach cancer and had a good prognosis. Before starting treatment, she went to Mexico for a short vacation. Karen was expecting her to come back, but instead she hanger herself in her hotel room. Karen tells Miranda that they can get to know each other but that Miranda needs to move out, that it's too much, too soon. Miranda starts to get angry, but then recovers and says cheerfully shell find a place nearby and they can get to know each other as sisters more slowly.
Karen receives a phone call from Evander's granddaughter, who says he never came home from his vacation. She says that something is weird because he has and never would leave a negative review about anyone. Karen says she wishes she could help and they will keep in touch.
Miranda is looking at a new apartment to rent and takes a rental application. While driving, she's pulled over by a police officer who asks for her license and registration. The police checks on her records and says that the rental car she's driving is stolen. He handcuffs her and puts her in the back of his vehicle. When she is brought to jail at the station, Miranda calls Karen to bail her out. While at the station, the police give Karen Mirandas personal belongings, and that's when Karen sees the rental application: Miranda was going to use Karen's name and information to rent an apartment. At the house, Karen and Andrew confront Miranda about the stolen car and the rental application, and Miranda tries to explain that it was a simple mistake. Karen says she is done and that Miranda must leave. Miranda begs to stay, saying, "We're blood!" and becomes more and more agitated, hitting herself in the head in frustration.
Meanwhile, an Arboretum employee finds Evanders body on the grounds.
Miranda is at a restaurant and calls Tyler to see if they're still on for their date that night. They meet at a bar and then move on to his place. When Andrew goes to another room to get a bottle of wine, his phone begins to buzz, and Miranda knocks it into the sink. When Tyler comes back, she says it was an accident and they put it in a bag of rice to dry out before using it.
Karen and Andrew are eating dinner when a detective comes to the door to ask about Evander. They explain that Miranda was probably the last person to see Evander. The detective goes to the Kitty Kat Room to look for Miranda and finds JoJo. The detective has JoJo call Miranda to try to find her, but Miranda doesn't answer.
The next day, Karen is looking at the birth certificate that Miranda left, and she calls the adoption agency listed and learns that Miranda was lying about the records. They become suspicious about Miranda's time line in relation to the death of Karen's mother. Andrew tries to reach Tyler by phone to talk about Miranda's weirdness, but he doesn't reach him. Tyler and Miranda are in bed together at Tyler's place. She tells Tyler that Karen is her half-sister and that they have the same mom; that's why she came to Philadelphia. Tyler is upset that she came into their lives lying. Andrew calls on the home phone and reaches Tyler right then. Andrew is alarmed that Miranda is in Tyler's house and says that the cops are looking for her to ask her about Evander's death. Miranda overhears, picks up a wine bottle, and hits Tyler on the head with it. Andrew hears it happen over the phone and has the police sent out to Tyler's immediately.
Karen reaches out to a police officer she knows who looks into the guests at the hotel in Mexico where Karen's mother died. He tells her that on closer look, her mothers suicide looks more like a homicide based on the bruises on her neck and how there were no fingerprints on her suicide note. They deduce that Miranda killed Karen's mother.
The police find Tyler without major injury at his house but Miranda is gone already. She sneaks into Karen and Andrews house where Andrew is, still weakened from his accident. Miranda pulls a knife out of the butcher block and sneaks up behind Andrew and stabs him. Karen comes home right then and fights off Miranda. They both struggle for the knife. Miranda confesses that she killed their mom for rejecting her and made it look like a suicide. Andrew has just enough strength to secretly reach 911 by phone while Miranda is just about to stab Andrew again. A policeman arrives and, when Miranda refuses to drop the knife, he shoots her.
Later, Tyler, Andrew, and Karen are having dinner at the house. They're celebrating Andrews new promotion to a desk job. Aubrey arrives, bringing wine. Just then, a pop-up invitation from Vacay N Stay shows up on Karen's laptop, asking Karen if she wants to re-activate her account. She looks at the message and clicks "No", then goes back to her loved ones.
