"The Sanford Arms" served as a turning point for the series, the Sanfords finally renting out Julio's house next door as an apartment building. Two new characters were also introduced, each lasting five episodes, Nancy Kulp as May Hopkins, mother of Howard Platt's Officer Hoppy, and Arnold Johnson as ex-con and new tenant G.F. Hutton, better known as new tenant Hutch (Ta-Tanisha as Janet Lawrence made only one return appearance in "Can You Chop This?"). Lamont worries that they won't be able to repay their $1800 bank loan unless they get some tenants soon. A rock band drummer (Richard Cox) becomes the first tenant, Hutch scores with Fred with his talk of having an ugly sister-in-law, newlyweds Janet and Roger Lawrence (Cal Gibson) plan on making this their little cottage (complete with pay toilet), while Officer Hoppy fills out the place by bringing in his mother, who works as a store detective for the lingerie department (Nancy Kulp receives a warm audience ovation). Mrs. Hopkins boasts about her lengthy success rate: "I'm happy to say that after 30 years of service, no one has ever ripped off one of my bras!"
